Tenant Placement

Utilities & Levy Payments

Tenant Communication & Arrears Management

  • All tenant communication handled directly by us
  • Courtesy reminders and formal notices for arrears (costs charged to the tenant)
  • In the very rare event of a tenant defaulting and refusing to vacate, we facilitate the Rental Tribunal process in line with the Rental Housing Act. We also guide and support you every step of the way.
  • Please note: We do not handle direct evictions.

Our Fees

  • Management Fee:
    Average of 8.5% of the rental amount per month (excluding VAT) Example: R10,000 rental at 8.5% = R850 + VAT per month
  • Finders Fee:
    Negotiated 4% -5% of annual nett rental income.
  • Inspection Report Fee:
    Once-off fee per ingoing and outgoing inspection, covering a full condition report with supporting photographs

Ongoing Management

  • Monthly rent collection with automated invoicing
  • Detailed monthly landlord and tenant statements
  • Lease renewals and annual rental escalations managed for you
  • Handling of maintenance requests and quotations for work to be done

Property Oversight & Inspections

  • Ingoing and outgoing inspection reports carried out by our team.
  • Each inspection includes a full check of the property and photographs documenting the condition.
  • Ensures both landlord and tenant are aware of the property's condition at occupation.
  • Exit inspection performed when the tenant vacates, comparing the property's condition to the ingoing report (with normal wear and tear taken into account).
  • Scheduled interim property visits to monitor condition and maintenance needs.
  • Coordination of maintenance and repairs with trusted contractors.

Insurance & Deposits

  • Assistance with property insurance claims
  • Deposits are held securely in our trust account
